    What Is This Tool?

The Rent Affordability Calculator (US) shows how much monthly rent fits your income using three common rules: your chosen percentage of income, the landlord “40× rent” rule and a 36% debt-to-income limit.

What Can You Do With It?

Set a rent budget before apartment hunting. Check whether you meet a landlord’s income requirement. See how existing debt reduces affordable rent.

    How Does It Work?

    Monthly income = yearly income ÷ 12. Rule 1 = monthly income × your %. Rule 2 = yearly income ÷ 40. Rule 3 = monthly income × 36% − monthly debt payments (not below 0).

    Key Benefits

Three methods side by side for a realistic range. Includes the 40× rule many US landlords use. Instant results with no sign-up.

    Limitations and Important Notes

Uses gross income, before taxes. Utilities, renter’s insurance and local costs are not included.

    Privacy and Security

The numbers you enter in the Rent Affordability Calculator (US) (gross yearly income, monthly debt payments, max share of income for rent and so on) are calculated in your browser. They are not sent to or saved on Usekit servers, and they disappear when you close the page.

    Real-World Example

Inputs: Gross yearly income = 60,000; Monthly debt payments = 300; Max share of income for rent = 30. Results: Max rent (your % rule) = $1,500.00; Max rent (40× rule) = $1,500.00; Max rent after debts (36% DTI) = $1,500.00; Monthly gross income = $5,000.00.

    Frequently Asked Questions

What is the 40× rent rule?

Many US landlords require yearly income of at least 40 times the monthly rent. The calculator shows the rent that rule allows.

Is 30% of income still a good rule?

It is a common guideline, but in expensive cities many renters spend more. Choose the percentage that fits your budget.

    Why does debt matter?

Lenders and some landlords look at total monthly debt compared with income. Higher debt leaves less room for rent.
